Welcome to the website of the Clemson Downs Property Owners Association (CDPOA). Organized in 1980, CDPOA consists of 140 property owners who are part of Clemson Downs, a retirement community. CDPOA members enjoy the benefits of living within the Clemson city limits and in proximity to Clemson University, which offers many academic, athletic, and cultural activities. In addition, the 80 acre retirement community includes the Clemson Area Retirement Center (CARC), which is made up of an apartment complex, assisted living facilities, and a health care center. The residents within CDPOA occupy private homes and town houses which surround CARC facilities and properties, and we enjoy many of the activities offered by CARC, such as library and reading room facilities, barber and beauty shop, meeting and dining facilities, and a wellness (exercise) center. A nominal fee is required when CDPOA uses certain of the CARC facilities.
Homes within the retirement community are well maintained, and properties are well landscaped. A Board of Directors governs the affairs of CDPOA, and various volunteer groups and committees assure that “newcomers” are welcomed and informed about by-laws, covenants, social gatherings, newsletters, etc.
The Welcoming Committee greets all new residents of CDPOA and furnishes them with copies of important information , such as by-laws and covenants. There are no “up-front” fees or deposits, although property owners are charged a “nominal” membership fee, which is assessed annually. In addition, CDPOA has a contract with the local TV cable company, and residents who wish to be connected to cable may participate through CDPOA at substantially reduced cable rates, which are assessed annually.
